Lincoln Commons – Progress

David P Goode Architecture was retained for a second retail building at Lincoln Commons in Lone Tree and construction is well underway. This time, its a 7,500 square foot single story multi-tenant shops.

Building H - Foundation — Building H – Foundation

The building will feature a large dining patio with overhead doors on one end, perfect for a sit-down restaurant. The south end includes a tower element to not only mirror similar elements in the development, but also to call attention to the building from Sky Ridge Avenue and adjacent public plaza.

You can see the recently completed two-story mixed use building in the background, which was the first DPGA designed building on the property. More on that project coming soon.

Tuesday Morning Progress

A 12,500 square foot Tuesday Morning shell and tenant finish project is well under way in Colorado Springs at Powers Pointe.

DPGA provided full scope services on an accelerated schedule. From design start, through entitlements and permit, and ultimately construction, the project will be completed and turned over to the tenant in 8-1/2 months. Every day counts, so construction documents were completed in less than four weeks….and they had to be accurate and thorough. Jurisdiction plan review was complete in just over 30 days, and the tenant approved the plans on the first review. CSI Construction Company is hard at work keeping the build schedule on target.

Additional buildings are in the works at Powers Pointe, and we are eager to build on the success of this turnkey deal.

Staying On Budget – 0.27%

An owner wants and needs predictability with their money.

For an Architect, there are many ways to deem a project a “success”. It could be a design award or recognition from the community, it could be schedule, internal profits, and sadly for some…not getting sued.

There are a few key items for me that really dictate a successful project:

Did we complete the project on time?
Did we stay on budget?
Is the entire team walking away wanting to work together again?

Focusing on budgets, in my mind, the end cost of the project should be very close to the established budget in the pro forma. I like to set the expectation of a 5% to 10% variance with my clients. This allows for some unforeseen circumstances as well as price fluctuations during construction. I can control the design side… and it sounds almost ridiculous to have to say… so, design within budget and prepare quality drawings.

Why bring this up? Well, a pat on the back is due for the Lincoln Commons project team. We had a net budget add of $9,000 on a $3.34 million project….that’s a 0.27% increase in the original contract amount. Predictable.

The tenants have been able to start work (on time), and the entire team is working on the next building together. I would chalk this one up as a success.

The Grove Shops

Another DPGA project getting close to turnover. The Grove Shops in Thornton, CO is nearing completion and turnover to the tenants for their work.

The 14,000 square foot multi-tenant retail shell building features a small sprinkler room and alley in the back to hide the utilities serving the building. These areas connect essentially two halves of a building and allows all the utilities to be in the middle for shorter runs to tenant spaces. On the front, this middle area is a large patio for restaurant users. The best result of this middle connection area is that we created four end-cap spaces, all leased by restaurants, which is like gold for a landlord.

Despite starting in the dead of winter, we’re ahead of schedule. Great news as the building is 80% leased already and tenants are ready to accept the spaces.

ULTA Beauty Progress

The latest tenant at Prairie Center in Brighton, Colorado is well into construction. ULTA Beauty is moving into a 10,000 square foot building later this year, and shell delivery is progressing weeks ahead of schedule.

This building, like the others in Prairie Center, is site-cast tilt-up concrete exterior walls. This method of construction moves very quickly and is often less costly than the more traditional masonry exterior wall construction. The roof framing is the typical steel joist and deck, and the structure bears on the exterior walls. Tenant entrance canopies are easily framed with steel and metal studs.

David P Goode Architecture has been working within Prairie Center since 2003, when we began site planning and master planning the development. It is a great honor to still be the project architect for the client, 14 years and dozens of buildings later.

Lincoln Commons – Gettin’ Vertical

Building C at Lincoln Commons in Lone Tree, a 20,000 square foot two-story mixed use building, is nearly topped out with steel. Work has been progressing a a great clip despite being the dead of winter. The tower element to the middle-left of the building is the lobby, stair, and elevator group, which forms the entrance to the second floor offices. The retail storefronts are on the ground level at the opposite side of the building.

Mixed Use Building Begins Construction

Exciting times in Lone Tree as the footings and foundations are going in for one of our latest projects. This is the start of a two-story, 20,000 square foot mixed use building at Lincoln Commons which will have restaurants and retail on the first floor and office on the second floor.

This building will set on conventional footings, which required over-excavation of roughly seven feet with import of structural fill soils. You can see in the photo that the footings are done, and the stem walls are being poured – all the forms should be off in the next few days and backfilling will begin.

Stein Mart opens in Thornton

Stein Mart is the newest store to open at The Grove Shopping Center in Thornton, Colorado. David P Goode Architecture provided full scope services for both the building shell and tenant finish, delivering a 32,000 square foot turn-key deal for the owner. DPGA worked closely with Stein Mart and Waner Construction to provide a problem-free project execution, on time and on budget.

ICSC Recon 2015

This year’s trip to Las Vegas for the ICSC Recon conference is my sixth straight. I have to admit, each year I stop and evaluate the value I get for attending (which is healthy to do) and ultimately decide to go again. I’m never disappointed…

The good news for this year is that attendance is up, “booths” are expanding, and meetings are frenzied. Attendance has been estimated at around 38,000, a few thousand more than last year. I say “booths” in quotes because a booth can be as much as 5,000 square feet with meeting rooms and offices…the bigger the booth, the more deals are happening. One developer team reported nearly 400 meetings scheduled over a 2-1/2 day period.

The great news is that the forecast looks good for the industry. Retail sales are up and strong across the board, with a few key sectors performing beyond previous highs. Development looks to remain solid over the next couple of years, but we’re not overbuilding. Is there another downturn out there? The laws of economics say yes, but the consensus is that it’s a couple of years out (barring some global change).

ICSC conferences continue to be a great source of connection with current clients, as well as a place to expand my network. I will say this year was another successful trip.

DPGA is an ICSC Member

David P Goode Architecture has been a member of the International Council of Shopping Centers for many years. Why? Because ICSC is the authority organization when it comes to retail development and retailing.

Owner and principal David Goode has specialized in retail architecture and planning since 2002. Project experience has ranged from small in-line tenant spaces, to neighborhood strip centers such as Gateway Point Plaza, to major regional power centers such as Prairie Center. We can confidently say we’ve come across and worked on just about every type of retail project, all over Colorado.

This experience is vital when planning a new development. We understand what a tenant, especially the national guys, needs for their footprint; we get parking and circulation; we know that certain building arrangements do not work for leasing. One of the most important aspects of development that we understand is that these buildings exist to generate revenue…to make money. ICSC provides a wealth of research and trend information, which proves useful in keeping up with the latest in the retailing world.

For networking with the industry, ICSC hosts many conferences all over the world each year. REcon, held in Las Vegas every May, is the signature event and David P Goode Architecture will be there.
